PROBLEM AREAS FOR LANDLORDS: |

Landlords have four main problem areas which can be rectified using our service and the Small Claims Track. The principle area is rent arrears but other areas are:
- Delapidations and inventory shortfalls.
- Clearance of rubbish/debris.
- Failure of letting agents in their duty of care.
Quite often the rental deposit does not cover the financial shortfall and it is necessary for a landlord to take recourse directly from a tenant.
Tenants often leave without notice leaving the landlord to clear up the property, make good damage and suffer the loss of rental income.
In many cases the letting agents fail to adequately manage the property. Inventory checks are late, inaccurate or non-existant and rent arrears are allowed to accumulate unchallenged. |

What we need |

- The name, address and post code of the property.
- The name, current address and post code of the tenant.
- The name, address and post code of the letting agent (if applicable).
- The period of the tenancy.

We will not be sending you a bill for debt collection services. On recovery of your funds, or compensation, Debt-Collection-uk will ask you to contribute 12% of the total recovered to their costs (minimum £50.00) - less any administration charge.
Please do not forget that if proceedings are issued you will need to pay the Court fees in advance and a small fee to Debt-Collection-uk (UK) Ltd for the filing of the documents at the Court - these are recoverable on a successful conclusion. Please see Court Fees & Costs for the scale of fees. |
